Understand the project: location, style of building, scope of works, main home/second home/holiday home/rental, who will be living here, ages of children, etc.
Scope of works, whole interior, outbuildings (eg. garage, pool house, barns), exterior ie. garden.
Understand client tastes, likes & dislikes – eg: style, attitude to home automation - ‘Listen to the Client.
Avoid discussion of a budget - don’t mention it if they don’t - do NOT give them an ‘estimate of the likely cost’, they WILL remember it and it will come back and bite you! Instead, tell them that a budget cost estimate will be provided at Draft Design stage, for approval/discussion before proceeding to Final Design. A good recommendation is: “spend most of your money where you’ll spend most of your time, keep it simple everywhere else”.
The aim is to make the client feel optimistic and excited about the end result – create the dream!
Key contacts (client, architect, interior designer, main contractor, electrician, landscape designer, project manager, M&E consultant etc.) – record to Notion for efficient communication during the project
